Today, I got hold of some of the site plans of the Panchkula it park buildings. site plans for three building to be precise and it does not include the 10 acre main site. the designs for the main site are at the website of Anant Raj site. Back to those three plans and first reaction is simply awesome. I could not believe that those are the plans for something coming up in panchkula. all plans have six stories planned with basements.

Not finding any option of 8M for 1.2 Cr. A good 6.5 marla itself costing around 1.1 Cr or 1.15 Cr there.

FAR is floor to area ratio only. SO, what it means is that they can build 2.5 times the area of the plot. 1 acre = 43560 Sq ft. So roughly anant raj will build 1 million Sq ft on their 10 acre plot.
1 mil sq ft is a lot. eg. Ambi mall in Gurgaon is around 8,00,000 sq ft.
Elante mall is 1.2 mil sq ft which includes a super big mall, Hyatt hotel and a business complex on 20 acres in industrial area chd.
FAR of 2.5 is quite high.

"HSIIDC offered one-acre site for Rs 3 crore with floor area ratio (the ratio of the total floor area of buildings on a certain location to the size of the land of that location) of 2.5 as compared to a one acre plot which was offered by Chandigarh administration in the Rajiv Gandhi Chandigarh Technology Park for Rs 1.5 crore with a floor area ratio of 1.25."
